Bears Spotted

Bears Spotted 10/6/13

Two bear cubs (this means Momma is also around) have been spotted in the community this weekend.   Please be aware of this and make sure you take appropriate precautions.  Owners have also reported the bears going after fruit in tree. While some have actually spotted the bears— most only see evidence of a bear’s presence. The authorities have been contacted and may place a bear trap to attempt to catch and relocate it.

If you see a bear(s) please call Department of Wildlife at 688-1500

There have been numerous calls to Management to report that owners are getting crime alerts in the area.  Please be cautious and do not leave homes or vehicles unlocked.  This makes you an easy target.  If you would like to get alerts of crime in the area there are several internet services that will provide this to you.  Alert ID is the most popular site and is sponsored by both Washoe Sherriff and Sparks PD.  you can just type in the name under any search engine and it should bring up their homepage for you to sign up.

Why won’t you tell me what’s going on with my neighbor? I have a right to know!

I would like to take this opportunity to explain the way we (The Board and Management) are now handling any complaints regarding another owner’s behavior with regard to violations of the CC&R’s.  There will not be any discussion about an individual or their home during any part of an “open” Board meeting.  This includes comments during the open forum.  Owners will be encouraged to ask general questions about violations instead of specific questions about their neighbor.

There are very strict laws about the amount of information that can be released about an owner.  These laws are to protect the owner’s right to privacy but sometimes owners that are asking about the status of a neighbor may see this as the Association attempting to hide their actions.   An owner’s payment history, violations and Architectural requests are not  matters that the Board or the Manager can discuss without the written consent of the owner.

If an owner inquires about the status of a violation for a home, other than their own, no information can be given except to advise that the matter is being addressed by the Association or that the matter is considered closed.  This frustrates many owners when they see a problem and it appears that nothing is being done.

Please remember that just because you see a violation it doesn’t mean that nothing is being done.  The owner may be in the process of being fined or may already have hundreds of dollars in fines for a violation.  Because of privacy laws, you will only be told that it is being addressed.  There could also be extenuating circumstances that have prevented the owner from complying in a timely fashion.

Another common misconception is when an owner sees something that is against the rules or CC&R’s and they assume that it must now be OK to do the same.  You should NEVER assume that just because you see your neighbor doing something, that it was approved or accepted by the Association.

Pipe Damage Due To Freezing

Put the freeze on frozen pipes! Every winter, homes are damaged by frozen water pipes. Burst water pipes are a major inconvenience, but prevention is simple. To prevent frozen pipes in your home, follow these tips:

  • Disconnect garden hoses. If there is an indoor valve, shut off and drain the water supply to outdoor faucets.
  • Eliminate drafts and repair any broken windows. Seal cracks in basement and crawlspace walls.
  • Insulate pipes most susceptible to freezing. Typically, these are near walls closer to the outside, in crawlspaces, and in the attic. Wrap pipes in unheated areas with weatherproof insulation or heat tape.
  • Make sure you and your family know the location of your home’s water shut-off valve. If a pipe bursts, shutting off the water promptly can help minimize damage.


Tips if a Bitter Cold is Predicted

  • Let water flow, zero or below. Letting a thin stream of water run when the temperature remains below zero can keep your pipes from freezing. There will be no adjustment given on your bill for water used to prevent pipes from freezing. The repair charges for frozen pipes will cost you much more than the water used.
  • If you’ll be away for several days, set the heat no lower than 55 degrees and turn off the water supply.
  • If your pipes freeze, be careful of electric shock in areas of standing water.
  • Don’t try to thaw a pipe with an open flame or torch.
  • Open cabinet doors under sinks to allow air to circulate and prevent pipes from freezing in subzero weather.

Most likely locations for your master valve to be located include:

  • Before or after the water meter
  • Near the clothes washer hook up
  • Near your water heater
  • Where the water supply enters your home
